Egyptian Market… Bureaucracy Before Construction
Let’s be honest, the Egyptian market is one of the toughest, especially regarding paperwork, permits, and government procedures. This is not criticism, but a realistic description of any developer’s experience on the ground.
Wrong Pricing… A Question of Courage
Do some developers and real estate agents have the courage to face the client and admit: “We priced incorrectly during the dollar crisis”?
Wrong pricing and overpricing without real construction backing is one of the main reasons for the market disruption.
Client Satisfaction Over Showmanship
The choice is clear: prioritize client satisfaction, not peer recognition, not launches, not events, not famous appearances. These funds should first go into completing the project’s third and fourth phases. Otherwise… it becomes trading with people’s money, which is a catastrophic mistake.
Between Official Statements and Reality
The statements from the political leadership, the President, and the government are excellent with a clear vision. But the real challenge appears on the ground, where some old mindsets still dominate.
The easiest thing is to start a project… the hardest is: build, deliver, and operate it.
Ambition is needed… but with calculation. Not every ambition is right, and real success is: grow steadily, plan your steps, and build on solid ground.
